Over recent times, the Inland Revenue Department (IRD) and the Government have been actively "chipping away” at the generally non-taxable nature of land transactions and, with both changes in policy and the legislation itself, we have reached a point whereby many more land transactions may well be taxable in the future.
This upcoming TEO Training course is specifically designed to bring you up to date with the necessary knowledge to assist those clients who are involved in property development and/or property investing.
Course outline
This case study based course will specifically focus on the various income tax provisions dealing with land sales, and will include:

How and when land sales are taxed,

How the changes to the associated persons rules impact current holdings, future holdings, and structures for the future

Evolution in the IRD's approach in terms of "intention"

Changes to the way in which those associated to builders are taxed

Tainted capital gains, given the changes to the related party rules

Dealing with leases and other property righs pertaining to land
